Roofing in Brownsburg, Indiana

Brownsburg has two kinds of roofs. About 21% of the town’s roughly 11,800 housing units were built before 1980, many of them in the older streets around the original town center. Then Lincoln Township grew fast: the 2000s were Brownsburg’s biggest building decade, at about 27% of today’s housing, with another 19% from the 1990s and 27% since 2010.

Older Brownsburg homes: what is under the shingles

A house from the 1950s, 60s or 70s is often on its second or third roof, and what matters most is what the earlier roofers left behind. Building codes generally allow no more than two layers of shingles, and a second layer hides the condition of the deck underneath. On these homes we plan for a full tear-off, so the decking can be checked, soft spots replaced, and new underlayment and flashing installed against sound wood.

Older homes also tend to have less attic ventilation and insulation than current practice calls for. That shortens shingle life and, in an Indiana winter, helps ice dams form at the eaves. A reroof is the cheapest moment to fix ventilation, because the roof is open anyway.

2000s Brownsburg homes: the next wave

A roof installed in the early 2000s is now roughly 20 years old, which is the start of the typical replacement window for asphalt shingles in Central Indiana. Plenty of them have years left. Some, especially basic shingles on poorly ventilated attics or roofs that have taken hail, do not. An inspection tells you which you have, so you can budget for it instead of finding out from a ceiling stain.

How a roof project works with us

  1. Free inspection. We look at the roof, gutters, siding and windows together, because storm damage rarely stops at the shingles.
  2. A straight answer on repair or replacement. If a repair will do, we say so, and you get a written estimate either way.
  3. Insurance, if it was a storm. We document the damage and work with your adjuster, and keep you copied on that correspondence.
  4. Installation and walk-through. After the work is done we walk the property with you before we call the job finished.

Questions we hear

Can you put new shingles over my old ones?

Sometimes it is allowed, but a tear-off is usually the better choice. Laying over hides problems in the deck, adds weight, and can affect manufacturer warranties. If your roof already has two layers, a tear-off is required.

How long does a roof replacement take?

Most single-family roofs are torn off and replaced in a day or two, weather permitting. Older homes with deck repairs, or larger and more complex roofs, can take longer, and we will tell you up front.

Do I need new gutters with a new roof?

Not always. If the gutters are sound and pitched correctly they can stay. If they are pulling away, leaking at the seams or overflowing, it makes sense to address them at the same time.
