Almost every window company in Indianapolis will quote you a replacement. We quote repair first, and we tell you honestly when repair is the wrong answer. This page explains how we decide, so you can make the same judgement before anyone comes out.

Start with what has actually failed

A window is not one thing. It is a frame, two or more sash, glass, weatherstripping, and hardware, and those parts fail independently and at very different costs. Nearly every homeowner who calls us describes a broken window when what they have is one failed component.

The glass has fogged. The seal on the insulated unit has failed and moisture is trapped between the panes. The frame is untouched. This is a glass replacement, not a window replacement, and on most windows we can fit a new unit into the existing sash.

The sash will not stay up. That is a balance or a sash cord, a wear part costing a fraction of a window. A sash that drops is the single most common call we take and one of the cheapest things we fix.

The sill or the bottom rail is soft. Wood rot is localised almost every time. Water collects where the sash meets the sill and the decay stays within a few inches of it. The rest of the window is usually sound.

It is draughty. Usually weatherstripping, sometimes a sash that has dropped out of square. Rarely the window itself.

When replacement is genuinely the right answer

We will tell you to replace when:

  • The frame itself is gone. Rot that has travelled into the jambs and the structural framing behind them is past the point where rebuilding makes sense.
  • The window is a builder-grade vinyl unit from the 1990s or 2000s. Welded vinyl frames cannot be taken apart. When the seal goes or the frame distorts, there is nothing to repair — and unlike wood, it was never built to be serviced.
  • It is the wrong window for the opening. Occasionally a previous owner fitted something that never fitted, and every problem traces back to that.
  • You are changing the house. If you are opening up a wall or reconfiguring a room, restoring the old window to put it back into a different opening is false economy.

What the Indiana climate does to this decision

Central Indiana puts windows through roughly a hundred freeze-thaw cycles a year, and that is the mechanism behind most of what we see. Water gets into a finish crack in November, freezes, expands the crack, thaws, gets deeper, and does it again. By spring what was a paint failure is a rot pocket.

The practical consequence is that timing matters more here than in a milder climate. A sill caught in October is a repair. The same sill left through a winter can be a sash rebuild. If you are weighing this up in autumn, the cost of waiting is higher than the cost of deciding.

The housing stock, and what it usually means

Pre-war homes — the bungalows and foursquares in Irvington, Broad Ripple, Meridian-Kessler and the older parts of Noblesville and Zionsville — have old-growth wood sash that are almost always worth restoring. The timber in them is denser and more rot-resistant than anything milled today, and they were built to come apart. Replacing them with vinyl is a downgrade dressed up as an upgrade.

Mid-century ranches often have aluminium or early wood units where the calculation is genuinely closer, and depends on what has failed.

Subdivision homes from the 1990s onward in Carmel, Fishers, Westfield and Noblesville are usually clad wood or vinyl. Clad wood repairs well. Welded vinyl generally does not.

The question worth asking any contractor

Ask which component has failed and why. A company that answers by measuring your openings has already decided what it is selling you. A window that has stood for eighty years did not stop working by accident, and the reason it stopped matters more than the quote.

Get a straight answer

Send a photograph of the window and the problem area and we will tell you what we think it is before anyone visits. If it is repairable we will say so; if it is not, we will say that too. See window repair and restoration, foggy glass repair, wood rot repair and window replacement.
