Window repair in Avon, Indiana
Avon is old country and a young town. Settlers were in eastern Hendricks County by the 1830s, and the place went through a run of names, Hampton, White Lick and Smootsdell among them, before a railroad depot sign settled on Avon. But it only incorporated as a town in the mid-1990s, and its houses are younger still. Census Bureau estimates put the median Avon home at 2005: about a quarter were built in the 1990s, a fifth in the 2000s and a third in the 2010s. Fewer than one in ten predates 1980. The population went from 6,248 in 2000 to 21,474 in 2020.
That makes Avon a town of three building waves, and each wave is reaching window trouble at a different time.
Three generations of the same window
The 1990s houses are now around thirty years old. Most were built with the vinyl and clad windows builders were using then, and the insulated glass in them is well past the age at which edge seals commonly give out. These are the houses where we expect to see fogged panes, tired balances and cranks that have stopped cranking.
The 2000s houses are entering the same stretch. Failures here tend to arrive one or two windows at a time: a hazy pane in a south-facing bedroom, a sash that will not stay up. Each is a small, contained repair.
The 2010s houses and newer are mostly too young for wear-out failures. If something goes wrong in one of these, dig out the paperwork first. Many manufacturers warrant their glass and hardware for years, and we would rather tell you to file a claim than charge you for something already covered.
What actually fails in an Avon house
Fogged insulated glass. When the seal around a double-pane unit fails, moisture gets between the panes and leaves a haze you cannot clean from either side. The frame and sash are almost always fine. We replace the glass unit and leave the window in place. More on our foggy glass page.
Vinyl sash balances and tilt latches. Tilt-in double-hungs ride on spring or block-and-tackle balances hidden in the jambs. When they wear, the sash drops or creeps. Balances and tilt latches are replaceable parts, and our hardware repair page covers the rest.
Sliding patio doors. Worn rollers, misaligned tracks and failed locks make a big glass door feel broken when it is not. Rollers and locks can be replaced and the panel re-hung; see door repair.
Exterior caulk and trim. The sealant around a window in a vinyl-sided house has a much shorter life than the window itself. Gaps there let water into the wall long before the window shows a problem, so we check it on every visit.
Repair or replace, in a house this young
Replacement companies will happily quote a full house of new windows for a home that is twenty years old. In most Avon houses that is the wrong spend. A sound frame with a failed seal needs new glass. A sash that will not stay up needs new balances.
Replacement makes sense when frames have warped or cracked, when the original product was poor enough that parts are no longer available, or when the repairs would cost close to new. We will tell you when that is the case, and we install wood, clad and vinyl replacement windows when it is. If you want a quick sense of where you stand first, try the repair-or-replace quiz.
The older Avon
There is an older layer here too, out among the farm roads. The John W. McClain House, an Italianate brick house from about 1876, is on the National Register, as is the A. A. Parsons Farmstead, whose buildings date from 1880 to 1920. If you own a farmhouse of that age with original wood windows, those sashes are almost certainly worth keeping. Our window restoration page explains how we bring them back.
What a visit looks like
We come out, look at the windows and doors you are concerned about, and give you a written estimate that separates what needs doing now from what can wait. If it is glass or hardware, we usually measure on the first visit and fit on the second. The visit is free.
