Window repair in Westfield, Indiana
Westfield has a very old centre and a very new everything else, with almost nothing in between. Asa Bales, Ambrose Osborne and Simon Moon platted the town on 6 May 1834, naming it after a Quaker antislavery society in North Carolina, and it became one of the more important Underground Railroad stations in the state. Then it stayed small for a very long time. Westfield only became a city on 1 January 2008, and the building permits have not stopped since.
That split matters, because the two halves of town need completely different work.
If your house was built after 2008
Here is the honest answer most contractors will not give you: your windows are probably fine, and you probably do not need us yet.
The sealed glass units fitted in new construction have a working life of roughly fifteen to twenty-five years before the edge seal fails. A house built in 2012 is not there. If something is wrong with a window that age, it is far more likely to be one of these:
- Hardware. Casement operators seize and crank handles strip long before the glass goes. Replaceable, often with parts matched to the original manufacturer.
- Balances. If a double-hung sash will not stay where you put it, the balance has worn out. That is a part, not a window.
- Installation. Drafts and water at the sill in a newish house usually trace back to how the window was fitted and flashed rather than to the window itself.
- Weatherstripping. Perished weatherstrip is the single most common cause of the draft that prompts the call.
All of that is repair work, and it is cheap compared to what a replacement company will quote you.
The older houses near the original plat
The surviving pre-1900 houses around the original town are a small stock, and they hold original wood windows worth keeping. Old-growth timber is denser and more rot-resistant than anything milled now, and a sash that age will outlast any replacement fitted in its place once the joints, glazing and hardware are put right. Repair or replace
Sound frame with fogged glass: replace the glass, not the window.
Failed hardware or balances: replace the part.
Frame rotted through, or a cheaply made unit not worth the labour: replacement, and we will tell you that rather than dress it up. We install wood, clad and vinyl windows when it is the right call.
